I would like to open an hostel in florence.
is located at 900 meters from the train station campo di marte of florence.
Campo di marte is the secondary station because the city’s central station is santa maria novella.
but the hostel is 10 minutes from the historic center.
considered that in the center there are many hostels but many without the breakfast.
would you choose without the many services one but in the center, or the other one with many services but at few minutes far?
the hostel will have satellite TV in common room,playstation2,Breakfast included,BBQ,guest kitchen,loundry service,little garden with ping pong,board games,lagage storage,celing fan or heat,distributor of snack and internet access free with computer

I would check if there was one associated with IYHA first (HI hostels as you know what to expect). Other than than, the price of the bed and the location would be the most important.
I would probably look for the cheapest bed, out of available locations. If there was not much in it, I would go for the best location. If there was a reasonable difference in price (more than 20% say), then the secondary location and cheaper price would be preferred. (I would prefer quiet location for sleeping, and so 2-3 miles from the town centre would be acceptable walking distance)
As for breakfast, I prefer to source and cook my own food at all times. However, if the price for breakfast added little to the bed price it would not be something which swayed me one way or the other.
Some exceptions to this are when hostels are in ski-resorts. I have experienced some hostels in ski resorts which can only be booked with breakfast and a main evening meal. The price was still very very good for a ski-resort, and the food was very acceptable for the price. However, again I would tend to use HI affiliated hostels in ski resorts.
It really depends on who your clientele are. 900 metres from the train station might mean you are always busy. However, it is not likely to be somewhere I would want to stay. I prefer a good night sleep!
I would make the bed itself as cheap as possible, and then if people wanted to buy breakfast make it an option. 20 Euros a night sounds like you might need to try some special offers to fill rooms. 10 Euros a night and you would be full!
